9 Things That Can Devalue Your Property

This is great, but you have to remember that there are some things that will devalue your property, and if you are not careful, you may end up undoing all of your hard work. DIY Renovations

When you are about to put your home on the market, you may find that the DIY paint job that you did or even the tiling job that you did last summer, might not seem like it was such a good idea right now. When agents come round and do their valuation, and when any buyer steps foot into your home, they will ultimately take a note of your details. Bad paint jobs and even dodgy tiling won’t go unnoticed to say the least. Sure, some jobs can be done if you are willing to put in the elbow grease and if you are willing to persevere, but at the end of the day, you should be hiring a tradesman if you want to get any plumbing, electrical, heating or gas work done.

Illegal Improvements

Another thing that will devalue your home more than you think is illegal improvements. You should never undertake any improvements that you don’t have permission for. If you haven’t sought out approval for your home, then this could cause you major issues for the property. If you have a two-bedroomed property and you extend it so that four bedrooms can be created, then your buyer will make you an offer based on it being a two-bedroomed house. They will also be able to pull out of the contract as well. If your agent finds out, then they may well not be able to market your property as being four bedrooms. Building without any prior planning permission or approval could render your home untouchable for a buyer and you may also find that you end up missing out in the long run.

State of Disrepair

Dirty grout, crumbling sheds and peeling paint will make your home worth less. There’s a reason why an agent will mention whether or not a home has been newly painted or even freshened up recently. It’s because everything has been taken care of. Before you list or even think about engaging with an agent, you need to put some effort in and spruce it all up. This will make it well worth the effort in the long run.

Odours

Odours that come from animals are really going to put people off your home. It’s super easy for you to become accustomed to the smell, so it helps to bring a friend with you who is impartial. If one thing is for sure, it’s that hitting potential buyers with the smell of a dog or cat won’t do you any favours. Be mindful that odours can easily make the environment feel unpleasant too. Look out for things such as drainage, slow drips or signs of damp. You also need to make sure that you do not fertilise your garden with manure, compost or bone when you are putting your house on the market. If you do then you may find that you end up struggling to get buyers to see your home as being clean and maintained. If you have suffered from flood damage in the past than it may be worth looking into water and fire damage remediation.

Too much Clutter

You will probably accumulate a lot of different stuff as you make your way through life. A lot of things may be sentimental, and they won’t have much use. Others will probably be past their prime. Think about the cheap rugs that you have bought over time, or even the cheap oversized sofa. It may have seemed like a good idea at the time, but now it is time for you to change that if it doesn’t fit in the room. When you sell your home, you have the perfect excuse to give everything a good spring clean. You need to get rid of any unsightly mess and you also need to make sure that you think about hiring a home stager too. You would be amazed at how much a trained eye could help you to make the most out of your property.

Loud Colours

It’s so important that you keep things simple if possible. Embrace a neutral colour scheme and also make sure that you use furniture that fits. Removing quirky décor is also required. If you don’t then you may find that you end up really compromising your sale and this is the last thing you need. Sure, the bright green and blue striped wallpaper may well express your personality, but at the end of the day, it will not appeal to every buyer. It’s helpful for you to try and take the safer approach so you can then increase your chances of selling.

Outdated Kitchens

It’s a long-standing belief that your kitchen will sell your home. There is an element of truth to this. If you are looking to try and maximise your sale price then it’s helpful for you to think about freshening up your kitchen or even your bathroom if possible. There are three elements that are important to your buyers. This can include benchtops, appliances and your cabinets. If your rangehood and your walls are greasy then give them a very good clean. If you can do this, then you will soon find that you are able to get the best result out of your home and your sale. When it comes to your bathroom, you have to make sure that you repair your cracked tiles and that you also replace any grout that might be discoloured as well.
